Owners and innkeepers Bennie and Sue Blansett invite you to enjoy turn-of-the-century Texas charm, modern conveniences and a delicious breakfast in their beautifully restored Brackenridge House. Its original pine floors, double-hung windows, antique furniture and high ceilings are complemented by off-street parking, king and queen size beds, private baths, private telephones, mini refrigerators, coffee makers and cable TV.

Guest rooms include:

• Monica's Suite -- A bedroom and sitting area/kitchenette decorated in shades of peach and jade green with queen size bed, tiled shower and microwave. $109
• Benet's Suite -- A bedroom and sitting area/kitchenette decorated in shades of blue and mauve with queen size bed, tiled shower and microwave. $109
• Karla's Room -- A bedroom decorated in teal with queen size bed and claw-footed tub. $99
• Sue's Room -- A bedroom decorated in antique red with queen size bed and claw-footed tub. $99
• The Bride's Room -- A bedroom in shades of white and ecru featuring a king size iron bed, claw-footed tub, microwave and a private veranda/sitting area. $119
• The Blansett Barn -- A self-contained carriage house with two bedrooms, one bath, full kitchen and living and dining areas. Perfect for those planning an extended stay or for couples with young children or pets. $125 to $175

Outside the house, guests may relax on the front porch, the second floor veranda, or the rear garden area featuring swings, rocking chairs and a hot tub.

Located only one-half mile South of the Alamo in the King William Historic District, the Brackenridge House is just two blocks from the river, six blocks from downtown and one block from the downtown trolley stop.

The trolley route goes past the Alamo, the River Walk, the Convention Center, River Center Mall, HemisFair Park, the Institute of Texan Cultures, El Mercado and the Spanish Governor's Palace. The San Antonio Mission Trail begins only one block away. It is easy walking distance to many of San Antonio's finest restaurants, coffee houses, antique stores and boutiques.

Children 12 and older are welcome. Families who have younger children or small pets are invited to stay in our Blansett Barn, a charming two-bedroom guesthouse just up the street at 206 Madison.

• Bennie and Sue are real native Texans, They can remember when I-35 between San Antonio and Dallas was a two lane highway. They live in the place and they do most of the work
• Breakfast is a real banquet. You can pig out on breakfast and skip lunch or have a late lunch and skip dinner
• We are in a historic district., which you probably don't live in or even want to live in because it's too much work keeping up an old house, but it's fun to visit.
• We are cheaper than all the big hotels on the RiverWalk and you don't have to pay for parking. It's quieter too.
• Our hot tub feels great after a long day on the RiverWalk or Fiesta Texas or any or the other great things to do in San Antonio.
• We have good beds and lots of antiques. You're going to feel right at home
• You can walk to the RiverWalk -- You don't have to take your car and pay for parking.
